It provides a legal framework for both tenants and landlords as it ensures that both rights and duties are clearly stated and protected. It is not only important to register for Ejari but also mandatory. However, some tenants might need to cancel their contracts for an array of reasons. Understanding the basics of ejari contract.

Probably the first question that could possibly pop up into a person’s mind is when to cancel an Ejari contract. Well, there are two possible scenarios. The first thing that you ought to remember is that the Ejari contract needs an annual renewal. Nevertheless, it is not cancelled automatically! For the previously stated reason, you need to cancel your Ejari contract if you, as a tenant, wish to move out and settle in a new property, or if you, as a landlord, would like to rent out your property to a different tenant.

  1. First, you will need your original Ejari certificate, as this serves as evidence that your rental agreement has been filed with Ejari.
  2. You are also asked to get your tenancy agreement signed by both you and your landlord.
  3. You need to prepare a copy of your passport and visa, and a copy of both parties’ Emirates ID.
  4. You will require a statement from your landlord confirming that they are not opposed to the cancellation of Ejari. This letter is referred to as NOC or no objection notification.
  5. To prove that you have made all necessary payments, you must have a DEWA clearance certificate. This is the most important document in the whole process as the process of cancellation remains incomplete if you have any standing bills.
  6. If you prefer to cancel your Ejari via the app, you will need a copy of the unified tenancy certificate.

Once you have prepared all those documents, you can notify your landlord and/or real estate agent that you need to cancel your Ejari contract.

Notifying your landlord and/or real estate agent.

It is best if your cancellation does not come as surprising for your landlord and agent. In order to cancel and stay on good terms, inform both earlier. Here are some other things that you might take into consideration:

  1. Make sure that the apartment is in good condition. Do any repairs needed?
