The Real Estate Regulatory Agency, known as RERA, specializes in establishing rules and regulations related to the real estate market in the Emirate of Dubai. It is the institution responsible for achieving the objectives of the Real Estate Regulatory Law and its legislation to enhance urban and demographic development in Dubai. The Dubai Real Estate Regulatory Agency works to enact a set of laws aimed at enhancing foreign investments and helping to settle disputes between tenants and property owners in Dubai. Lease Contract under Law No. 26

Prior to detailing the provisions of Law 26 of 2007, it should be noted that it applies to all leased properties in Dubai, including spaces and agricultural lands, excluding hotel facilities and properties provided by natural or legal persons to their employees without charging rent.

Characteristics of the Lease Contract

  • The Real Estate Regulatory Agency regulates the relationship between the parties to the contract through a written lease contract signed by the landlord and the tenant, which mentions all the details of the leased property clearly and in detail, such as the purpose of leasing, the name of the owner, the number and type of the land, the area of the property, the rent amount, and the payment mechanism.
  • All judicial authorities, departments, bodies, and government institutions must refrain from considering any lawsuit related to an unregistered lease contract with the Real Estate Regulatory Agency.
  • If either party to the lease contract wishes to amend its terms, the other party must be notified at least 90 days before the contract expires.
